Project Description

Building Enclosure Associates, LLC was retained as a Building Enclosure consultant to investigate the source of water leakage that had been reported in several apartment units for a period of time.

In addition, BEA was to restore the integrity of the building envelope while improving the building's energy efficiency and reducing energy consumption. All tenants were to remain in their units during construction.

The building's location in a quiet residential neighborhood meant that any disturbances caused by construction needed to be kept to a minimum.

Methodology

All existing masonry, windows and EIFS panels were removed and replaced with new masonry, energy efficient windows and insulated metal spandrel infill panels.
Various energy efficiency updates were incorporated into the project. The existing batt insulation was replaced with spray foam insulation and new exterior sheathing. AC units and furnaces were replaced with new energy rated equipment, and a new roofing system was installed. Due to this work, the building's Owner received energy rebates covering approximately 10% of the overall improvement costs.
BEA provided functional Testing Services on the existing Window Assemblies prior to any work being performed as part of the leak investigation work. Upon completion of the window replacement work, the new windows were tested to verify resolution of the leakage issues.
